A property owner along the Route 22 & 3 corridor wants to build an outdoor dog area closer to neighboring properties than Deerfield Township's zoning code allows, and the township's Board of Zoning Appeals will decide whether to grant the exception on Thursday, August 13.

Amanda Lloyd, filing on behalf of Criterion, is asking the board to waive the 500-foot setback requirement for a proposed non-soundproofed dog area in the rear yard at 2906 Route 22 & 3. Under Section 4.08(C)(15) of the township's Zoning Resolution, kennel-related uses in the Route 22 & 3 Overlay District must keep non-soundproofed areas at least 500 feet from adjacent property lines.

The case number is 2026-218. The agenda, posted Tuesday on the township's online agenda system, identifies Criterion as the property owner of Parcel 1621426052 but does not describe the nature of the business.

Two residential variance requests also on the agenda

The board will also hear two residential variance requests at the same meeting:

Case 2026-212: Doug Voegele, owner of 9569 Carroll Court, wants to build an addition with a rear yard setback of 26 feet where the approved Planned Unit Development requires 30 feet.

Case 2026-213: Leisure Pools Cincinnati, filing on behalf of Eric and Jessica Wetterich at 8780 Snider Road, is requesting permission to install an in-ground pool without the fence or wall required by Section 4.09(E)(16)(b) of the Zoning Resolution.
