Mason's Planning Commission will consider bringing nearly 247 acres of land along the SR 741 corridor into the city's light industrial zoning when it meets Tuesday, August 4, at 7 p.m. in City Council Chambers at the Mason Municipal Center, 6000 Mason-Montgomery Road.
Most of the acreage is already zoned industrial under Warren County, but roughly 12 acres would shift from residential to industrial use.
The Hodapp Farm application, covering 246.522 acres across three parcels, is the most substantial item on a six-item agenda that also includes a continued public hearing on a 48-unit townhome development off Cowan Drive and parking lot expansions for two major employers.
Hodapp Farm: 247 acres eyed for industrial rezoning
Applicant Jim Smith is seeking to rezone three parcels at the northeast corner of Bunnell Road and SR 741, according to a city legal notice posted Thursday, July 16. Two parcels covering about 238 acres would shift from Warren County I-1 (Light Industrial Manufacturing Zone) to City of Mason I-1 (Light Industrial).
A third parcel of roughly 12 acres on the west side of SR 741, currently zoned Warren County R-1 (Single Family Residential), would also move to Mason's I-1 classification.
The commission will open and close the public hearing on the Hodapp Farm rezoning in the same session, per the posted agenda.
Mason Oaks Townhomes: public hearing to close
The commission will also close the public hearing on Mason Oaks Townhomes (PLN-26-30), a proposal by Elaine Hopkins of Bayer Becker to build 48 two-story townhomes with attached garages on 7.02 acres at 200 Cowan Drive. The plan calls for a density of 6.84 units per acre, 22% open space, and a pedestrian connection to Heritage Oak Park.
Corporate parking expansions
Two site plan applications seek parking lot expansions for Mason employers. L3Harris Technologies is seeking approval for a parking lot at its facility at 7500 Innovation Way, with Cincinnati Asphalt Co.'s Lonnie Banks listed as applicant. Cintas Corporation has filed a parking lot site plan for its campus at 6827 Cintas Blvd., with Jacob Wentz of Kimley-Horn as applicant.
