A four-unit retail building proposed for 8601 Landen Drive in Deerfield Township will get its public hearing on Monday, August 10, after the applicant twice delayed the case.

The Deerfield Township Zoning Commission will consider Case 2026-130 at 6:30 p.m. at 4900 Parkway Drive, Suite 150, in Mason. It is the only item on the agenda under Old Business, and no new cases are scheduled.

The proposal

Engineer Carl G. Hartman filed the Stage 2-Final PUD Plan application on behalf of property owner Jinga Holdings, LLC. The project, called "Landen Commons" in applicant filings, would place a 7,280-square-foot retail building on the site with four tenant spaces: two end units of 2,100 square feet each and two interior units of 1,540 square feet each. The building would measure 104 feet wide by 70 feet deep and include a drive-through window on its west side.

Revised plans after two delays

Hartman requested continuances at both the Monday, June 8, and Monday, July 13, Zoning Commission meetings, according to the August 10 agenda posted on the township's online meeting portal. In a cover letter to PJ Ginty of the township's Planning & Zoning Department dated Tuesday, July 14, Hartman submitted revised plans that include several changes from the original filing:

  • The building shifted 5 feet to the west, widening the green space between Landen Drive and the parking lot.
  • Three parking spaces were removed to allow larger landscaped areas at corners.
  • Exterior sign bands changed from exterior insulation and finish system (EIFS) to an insulated metal panel system.
  • Parapets on three sides were raised 36 inches to screen rooftop mechanical units.
  • A 36-inch metal roof screen was added to the rear elevation.

"On behalf of our client, Jinga Holdings, LLC, we are submitting revised plans for the redevelopment of 8601 Landen Drive," Hartman wrote in the July 14 letter.

How residents can weigh in

The commission follows a five-step process: staff presentation, applicant presentation, public comment, commission discussion, and decision. Residents may speak in favor of or opposed to the application during the public comment portion. Commission Chair Scott Csendes will preside.

The township had not posted a staff report for the August 10 hearing as of July 23.
