A new residential subdivision proposal in Deerfield Township will get its first public airing on Thursday, Aug. 27, when the Warren County Regional Planning Commission's executive committee reviews the Warnecke Concept Plan.
The item is the only subdivision on the agenda for the 1 p.m. meeting at the Warren County Administration Building, Room 128, 406 Justice Drive, Lebanon. The meeting is open to the public.
The Warren County RPC featured the Warnecke property on its website as a current development project as of Aug. 21. Residents with questions can reach the commission at 513-695-1223.
What a concept plan means
Under Warren County's subdivision regulations, a concept plan is the required first step for any subdivision that doesn't qualify as a minor subdivision. The review gives the applicant expert feedback on feasibility, drainage, access and other site issues before formal engineering begins, but it does not constitute formal approval, a preliminary plan or a final plat. If the commission provides favorable feedback, the developer would next submit a preliminary plan for formal review and action.
Deerfield Township's growing pipeline
The Warnecke proposal was not listed in Deerfield Township's first-quarter 2026 development report, suggesting it entered the pipeline after that report was compiled. The township's active residential pipeline already includes Losh Landing North (61 single-family lots with a preliminary plan approved), The Cove at Losh Landing (27 single-family lots) and Pimlico Pointe (245 residential units).
The RPC last reviewed a Deerfield Township concept plan in June 2024, when the Long Cove Meadows proposal came before the committee.
Other agenda items
The Aug. 27 meeting also includes discussion of updates to the county's subdivision regulations, last revised in October 2024, a fee schedule review and a streetlight district public comment period.
No rezonings are listed.
The next step for the Warnecke proposal, if the commission's feedback is favorable, would be a formal preliminary plan submission and review at a future RPC meeting.
